Using the AI prompts

  • Every strategy ends with a prompt you can paste into ChatGPT, Claude, Gemini, or Copilot. Tap copy, then fill in the brackets.
  • Give it your real numbers. Your goal, your database count, your market. Generic input gets generic output.
  • Push back on the first draft. Two rounds beats one. Round two sounds like: make it sound like me, cut it in half, give me three more versions, or rebuild that tab using only SUMIFS.
  • Never paste client personal data into a public AI tool. Strip names, addresses, and phone numbers first, or use a tool your brokerage approved.
  • You approve everything. AI drafts. You verify the numbers, the compliance language, and every market claim before it goes out.

Database

Every contact reaches an 80 percent health score and sits on a 36 to 48 touch communication plan. A database you do not touch is a spreadsheet, not an asset.

Lead generation

Your five strategies are the five lead sources that fit how you naturally work. The lead gen year runs November 1 to October 31.

How to pick your five sources

  • High sociability and fast pace: sources with live conversation. Open houses, circle prospecting, door knocking, events.
  • Lower sociability and steady pace: sources with structure and preparation. Database, geographic farm, seminars, online lead follow up.
  • High urgency and drive: volume sources with a repeatable conversation. Strategic data, expired and for sale by owner, online leads.
  • Detail strength: sources that reward systems. Farm mailings, database segmentation, market data content.
  • Pick five. One primary takes half your daily number. The other four split the rest.
